Explaining BREEAM

BREEAM (Building Research Establishment Energy Assessment Method) is a method for assessing the environmental quality of buildings.

It is a credit based system, and buildings are assessed using drawings, specifications and other contract documentation in an evidence based report under the following categories:

• Management – covering areas such as commissioning of the building,
  considerate constructors and building user guides.

• Health and Wellbeing – of occupants, covering aspects such as daylighting,
  air quality and thermal comfort.

• Energy – dealing with CO2 emissions, use of Low Carbon Technologies etc.

• Transport – covering facilities for and planning for Green Travel while using
  the building.

• Water Consumption – including use of Low Flow fittings and leak detection.

• Materials – covering recycling and sourcing of materials used in the
  construction of the building.

• Waste – covering both construction waste and end user waste
  management.

• Land Use & Ecology – dealing with previous use of the land and the impact
  on the ecology of the site.

• Pollution – dealing with areas such as Flood Risk, Global Warming Potential
  of insulants and noise.

Credits are awarded in these categories and set against a maximum credit score to give BREEAM ratings of Pass (30%), Good (45%), Very Good (55%), Excellent (70%) and Outstanding (85%).
 


There are also minimum standards set in certain categories to be met to achieve the various ratings as shown in the table below.

Who Requires BREEAM Building Assessments

Various government departments and agencies are now requiring commercial buildings to meet the standards of a BREEAM assessment including Local Authorities, who are incorporating the standards as part of Supplementary Planning Documents, Regional Development Agencies, The Department for Children, Schools and Funding, and The Office of Government Commerce.
